  • What is an EPC and why do I need it?

    An Energy Performance Certificate (EPC) is a legal requirement if you decide to market your property.
    It is an official document which provides an assessment of your property’s energy efficiency.
    Your property will be given two ratings. An energy efficiency rating and the environmental rating based on how much carbon dioxide the property releases. Ratings range from A to G – A being very efficient and G being very inefficient.


    Your EPC will also include:


    - Estimated costs for lighting, hot water and heating.
    - A summary of how each section of the property impacts on performance rating.
    - Recommendations on how to improve your ratings, and save money by making the property more efficient.

     

    Please note: If you are already in possession of an up to date EPC for your property then you do not need to apply for a new one.

  • How much is an EPC and how do I get one?

    An EPC is carried out by a professional assessor who will need to visit your property to carry out the assessment. The cost of an EPC is £79 incl VAT.

  • How do I make an appointment with the EPC surveyor?

    If you order online or request and pay for an EPC through your property consultant during the valuation, the assessor appointment will be made automatically. The assessor will be in touch to arrange a suitable time for the inspection which will normally take between 30 and 45 minutes to complete.

  • Why is there a delay in getting my property advertised online?

    To meet Consumer Protection Regulations we must review all content and photographs uploaded to the website. As soon as our team has done this your property will go live on the internet.

  • Can I edit my property details and upload my own photos?

    Yes. Our property consultant will first write your property details and upload the photographs taken during your market valuation appointment, or by a professional photographer should you purchase our Enhanced Marketing package. You can then review and make changes to your property details and rearrange or add photographs through your online account. To meet Consumer Protection Regulations we must review your changes before they go live but our team will do this as quickly as possible.

  • Why do you need to approve my content changes?

    To meet Consumer Protection Regulations we must check any content or photographs that are uploaded to the website. Once your content changes have been reviewed they will go live on the internet.

  • How do I change my price online?

    To change the sales price of your property, simply log into your account and request a change to the price within your ‘Property details’ section. To meet Consumer Protection Regulations, changes you make will need to be reviewed by our team but will be processed as quickly as possible.

  • How do I get more people to view my property online?

    To encourage more buyers to view your property online, we advise you to take out our Enhanced Marketing package. This will give your property the best possible exposure and maximise your chances of a fast sale at the best price.   • How do I change from the Online Service package to the High Street Service package?

    You can upgrade from our Online Service package to our High Street Service package at any time, either online via the website or by getting in touch with us by phone.

    Should you choose our High Street Service package, you will receive everything that a traditional customer would do from our high street branch. This includes:

  • What is the Viewing package?

    The Viewing package entitles you to unlimited accompanied viewings carried out by one of our property consultants. Priced at £250 incl VAT

  • If I buy the Viewing package, do I have to have consecutive viewings or can I mix and match?

    The Viewing package costs £250 inc. VAT and means that your local estate agency branch will carry out unlimited viewings for you. These viewings do not have to be consecutive - you can select which viewings you would like our consultants to carry out on your behalf. 

  • How do I see feedback from my viewings?

    Any buyer that has viewed your property will receive a series of email reminders shortly after their viewing, prompting them to provide feedback on your property. You can see this feedback in your online account.

  • What can I do if my viewer has not provided any feedback?

    We will contact the viewer by email three times, after which we will notify you that we have been unsuccessful in trying to obtain this information for you.

  • How do I find out how my property is performing?

    Your online account includes a performance screen where you can track how many times your property has appeared in an online search, and how many times your property has been specifically viewed on the Rightmove website, comparing the viewing search performance against branch average. You can also see how many viewing appointments have been carried out, any feedback provided, as well as offers made.
